It is agreed that in case of cancellation/withdrawal:
From the Tenant:
Cancellation is free and without penalty if made more than 5 days before the lease takes effect.
If the lease is not taken into effect less than 5 days before the start of the lease, the rent is due to the landlord as a penalty clause.
from the Landlord:
within seven days of the cancellation, he is required to reimburse the tenant for the full rent.
The "Non-Refundable" pricing option is non-refundable.

by the tenant:
more than 5 days before the lease takes effect, the Tenant recovers the total amount of the rent.
less than 5 days before the lease takes effect, the rent is due by the lessor as a penalty clause.
by the landlord:
within seven days of the withdrawal, he is required to reimburse the tenant for the full rent paid.
The “Non-Refundable” rate option cannot give rise to any refund.
